There are literally thousands of cell sites (the masts that provide network access which most people are familiar with) throughout the UK. In some instances these are stand-alone sites, in others additions to existing buildings. Technical hubs at key points across the UK connect these sites to each other and to land-based communications.

Reporting to:  UK Property Manager
My First Role: Building Facilities Manager
Operational and budgetary responsibility for all day-to-day property issues
Site: 100,000 ft ‘flagship’ HQ building (‘open plan’) accommodating 650 staff
Budgets: Expense – circa £5m (including rent and rates)
Capital – Varied according to requirements

Achievements:    Project managed major redesign of HVAC system needed as a result of design faults
Spearheaded office churn reduction initiative:
  – Conceived and developed scheme, quantified savings, and implemented
  – Reduced churn from 200% to 50%, saved £100k pa
  – This helped win the BIFM ‘Office’ and ‘FM Team’ awards
My 2nd Role: Physical Security & Business Continuity Manager
Security of the company’s physical assets and the development of strategies to reduce the risks of, and to prepare alternative arrangements for, business interruption
Sites: Generic security and continuity elements of all UK property – offices, switching centres and cell sites
Budgets: Expenses: None, directly. Administered by each site’s FM Operations team
Capital: None, directly. These sat within each individual project
Scope: Projects – Consulation on site selection
– Design and specification of physical security requirements
– Monitoring security element of construction / fit-out
– Hand-over / acceptance on completion
Operations – Production and implementation of operational procedures
– Ongoing reviews / audits of operational sites
– Incident investigation
Achievements:    Initiated system to support fast track construction programme. Designed assessment and classification process to output specifications for construction teams. Integral to delivering tenfold increase in sites built in one year, from 200 to 2000
Co-managed very successful business-wide ‘major incident’ exercise to test business continuity and disaster recovery plans and processes for the main Switch Centre (technical hub)
Project managed building recovery and equipment salvage (£2m) following a major fire at a warehouse
